We have provided advice to clients in the acquisition, sale, leasing, development, financing, and construction of all kinds of properties, including shopping centers, office buildings, warehouses, personal storage facilities, stores, restaurants, hotels, industrial parks, apartment buildings, single-family home developments and school facilities. We handle all aspects of the development of condominium projects on behalf of the developer-client, including the preparation and filing of the application for registration, public offering statement and master deed with the New Jersey Department of Community Affairs, closing on construction and permanent loan financing, negotiating purchase agreements, and conducting the closings of the sales of the individual units.
In connection with these and other real estate developments, we regularly appear before municipal planning boards and zoning boards to secure subdivision, site plan, variances, and other approvals for our clients.
On commercial projects, our attorneys negotiate and draft the terms of option agreements, sales contracts, easement agreements, environmental indemnities, promissory notes, mortgages, security agreements, guarantees and related documents. The team has represented clients in commercial deals involving, among others, natural gas terminals, airplane hangars, golf courses, restaurant chains, pharmaceutical companies, health and fitness clubs, farms, and other diverse uses. The team also provides assistance with due diligence, review of title and survey issues, environmental problems, appraisals andtax ramifications.
